Three kinds of glass, three completely different jobs
Which one is in your sash decides the price, the timeline and whether this is simple or not.
Where safety glazing is required — beside doors, in bathrooms, at low sill heights and in large panes — we fit tempered glass rather than whatever is quickest to source.
Single-pane annealed
One sheet, bedded in putty or held by beads. The simplest glazing there is: old glass out, new glass cut to size, sash carries on.
Insulated sealed units
Two panes bonded around a spacer with a sealed cavity. A manufactured item in its own right, replaceable inside your existing sash.
Tempered and laminated
Required in specific locations by code. Cannot be cut after manufacture, so it is always made to measure.
The glazing system
Putty, beads or a stop. On older Idaho homes the putty is often the thing that has actually failed, not the glass.
The spacer and seal
The perimeter bead that holds an insulated unit together. When it fails you get fogging, and no amount of cleaning touches it.

Glass problems look similar and are not.

Sun, swing, sprinklers and a state that spans five thousand feet of elevation.

Big daily temperature swings
High desert days routinely swing thirty degrees or more. A pane that is cold at dawn and hot by afternoon flexes every single day, and that works a sealed unit's perimeter seal harder than a steady climate ever would.

Thermal stress cracking
When part of a pane bakes in direct sun while the rest sits in the shade of a frame or a deep eave, the two areas expand at different rates. Enough difference and the glass splits with nothing having touched it.

Sprinkler overspray
Idaho is an irrigation state with notably hard water. Overspray dries onto glass in strong sun and bonds. Caught early it is a restoration; left a few seasons it etches the surface permanently.

Elevation, depending where you are
Boise sits around 2,700 feet, but McCall, Driggs and the Wood River Valley are far higher. Sealed units heading to the mountain towns should be specified for the elevation they are going to, and frequently are not.
The honest version
Reglaze or replace the window
This is the decision that costs people the most money when it is got wrong.
Repair is the right call when
- The frame and sash are sound
- Only the glass or the sealed unit has failed
- The putty or beads need renewing
- You want to upgrade the glass spec while it is out
- The window is historic and the sash is worth keeping
Replacement is genuinely warranted when
- The sash has rotted through around the glazing rebate
- The frame itself has failed structurally
- The unit is a sealed vinyl assembly where the glass cannot be separated
- Multiple windows have failed and a whole-house project genuinely makes sense
Reglazing costs a fraction of replacement, needs no permit and disturbs no trim, plaster or paint. That is true in every state, and it is the reason we exist.

Questions
Glass questions
Will a foggy window ever clear on its own?
No. The seal has failed and moisture is inside the unit. It may look better on dry days, but the insulating value is gone for good.
Is window defogging a real fix?
It can improve the appearance by drilling and venting the unit, but it does not restore the seal or the gas fill. We replace the unit, because that is the repair that holds.
My window cracked and nothing hit it.
Thermal stress. Idaho's strong sun and big daily swings make it more common here than people expect, and it is not something you did.
Can you replace one pane in a divided-lite window?
Yes. That is exactly what divided-lite sash is designed to allow.
What are the white marks on my glass?
Almost certainly mineral deposits from sprinkler overspray. Worth dealing with early, because once it etches the surface the pane has to be replaced.
Does elevation matter for sealed units?
In the mountain towns, yes. Units should be built for the altitude they are installed at, and we specify that rather than ordering sea-level stock.
